In our current market, finding a house around $500k with the typical 3bed/2bath/private pool combination is getting tougher to find good options. The next big step up is the $750k mark, and we examined each area of Palm Springs’s neighborhoods and listings to recommend.

North Palm Springs

Prices tend to be a little more affordable here, but there has been huge recovery in many of the neighborhoods since the market crash- Why? Affordability, a rejuvanation of the Design District, and the notable commercial and residential architecture. Mid-Century homes that bottomed out in the lower $200k’s back in 2011 have rebounded to well over $500k in most cases and that has also boosted other home styles. The Design District has exploded in the last 5 years especially sprouting new unique dining options  and a plethora of window shopping. It is considered more windy in this part of Palm Springs, but this label is showing less and less influence as prices are strengthening substantially.

Central Palm Springs

Essentially the area construed as Alejo being the North border, Ramon as the South border, Gene Autry area as the East border, and the beautiful mountain range towering over downtown as the West border. Residents enjoy Central Palm Springs due to being able to get the the heart of downtown faster and it is generally less windy than the north. Arguably the most iconic neighborhoods of Palm Springs are here: Movie Colony, Old Las Palmas, Vista Las Palmas, and Tennis Club. With the new Downtown Development project reshaping the lifestyle in adding the Kimpton Rowan Hotel, Tommy Bahamas, and name-brand boutique shopping, it figures infuse more of an electric atmosphere to downtown.

South Palm Springs
